Farmhouse Management in Volterra

What managing a property in this area actually involves
What sells here is not full days of sightseeing but weeks of quiet. Guests book longer stays, often families or groups taking a whole farmhouse, and turnover is lower than elsewhere: fewer changeovers, but each one heavier. The houses are large, frequently with independent utilities and long access roads, and support has to be credibly guaranteed at a distance.
How the area works across the year
The season follows the inland pattern, April to October, with longer average stays and demand less tied to public holidays. Lower competition than Chianti means attractive margins on houses that are well positioned and well photographed.
How we work here, in practice
Between Volterra and the coast the houses are large, isolated and often let to big groups: ten, fourteen, twenty guests. The work is sized accordingly — cleaning teams of four, linen for twenty, large pools to keep chemically balanced every week — and maintenance matters more than elsewhere, because a failure affects a whole group.
In return the season is long, the quality-to-price ratio brings families back, and the sea or Pisa are forty minutes away.

Volterra AD 1398 and the season of the Alta Val di Cecina
Tripcare works in Volterra on a shorter, cooler season than Chianti’s: the town sits at 530 metres, guests come from June to September for the alabaster, the Guarnacci Museum and the silence, and the two Sundays of Volterra AD 1398 in August fill the houses between Volterra, Pomarance and the Valdelsa in the most requested week of the year.
The houses are farmhouses among the gullies and the Balze, often with a view to the sea, and suppliers are in Volterra or Pontedera: the team from Poggibonsi takes about three quarters of an hour and works with the hospital and Saline station as reference points. The centre is a ZTL and the car parks are below the walls: the arrival instructions say so beforehand.
San Miniato, with the November truffle fair, and Pomarance, with Larderello and its geothermal country, widen the area towards the Pisan hills and extend the year for heated houses. The towns covered and the real times are in the table below.

- LajaticoLajatico is a municipality of just over a thousand inhabitants in the upper Valdera, on the hills between Volterra and Pontedera, that the world knows for one evening a year: the concert Andrea Bocelli, born here, gives every July at the Teatro del Silenzio, the natural amphitheatre opened in 2006 above the village.
- Casciana Terme LariCasciana Terme Lari is a municipality created in 2014 by joining two towns: Casciana, with the spa on the square and the Mathelda water rising at about 36 degrees, and Lari, the hilltop village with the Castello dei Vicari, seat of the Florentine vicars and now a museum, and the cherries that fill its festival between late May and June.
- Crespina LorenzanaCrespina Lorenzana is the municipality of the Pisan hills where the families of Pisa and Livorno built their country villas in the eighteenth and nineteenth centuries: manor houses with park, lemon house and chapel on the ridges of Crespina, Cenaia and Tripalle, and the village of Lorenzana, joined to Crespina in 2014, on the hill opposite.
