This is Tuscany without the crowds: authentic landscapes, restaurants full of locals, gentler prices. And with Galileo Galilei international airport at hand, it is also the region’s most convenient base: you land, and half an hour later you are in the pool.

Where to stay in Pisa
- Volterra
- Etruscan before it was medieval, on a high windswept ridge with enormous views: stone, alabaster and a severity that looks nothing like postcard Tuscany. The Guarnacci museum, founded in 1761, is among the oldest public museums in Italy, and the Roman theatre keeps nineteen rows of its seating. Market on Saturday morning, in piazza dei Priori in winter and in front of the Roman theatre in summer. You arrive on narrow, winding provincial roads: nobody passes through here by accident.
- Colline Pisane
- The hills between Casciana Terme and Lari: vines, olives, cherry orchards and almost no foreign tourism. The thermal water here rises at 35.7 degrees and is the reason the town exists — a bathing establishment is documented as far back as 1311. Lari, close by, is a village inside a double ring of walls with the Castello dei Vicari at the top. The choice for quiet countryside that still has a coffee within walking distance.
- Santa Luce
- The genuinely isolated option. The lake is man-made — dug in the 1960s as an industrial basin — and became a LIPU oasis in 1992 and a nature reserve in 2000: over a hundred and eighty bird species recorded, and two equipped trails of around two kilometres. The silence here is real and the restaurants are far away: you come for the landscape, not for village life.
- San Miniato
- A long, narrow town on a ridge above the lower Arno valley, and the most convenient base in the province: the Florence–Pisa–Livorno trunk road runs below it, toll-free, putting both Pisa and Florence a little over forty minutes away. The Rocca di Federico II, thirty-seven metres tall, watched over the Via Francigena from here. Its real season is not summer but November, when the white truffle fills the town.
- Pisa
- Underrated: nearly everyone sees piazza dei Miracoli and leaves, so the rest — the lungarni, the markets, a university city with university prices — stays surprisingly quiet in the evening. Its advantage is logistics: an airport linked to the central station by a five-minute shuttle, and three beaches inside a regional park (Marina di Pisa, Tirrenia, Calambrone) twenty minutes away. On 16 and 17 June the city lights up for the Luminara and the Palio di San Ranieri.
Airports, trains and roads
Pisa’s Galileo Galilei airport — Tuscany’s main hub — is 20–35 minutes from the villas, with direct connections across Europe. Pisa Centrale is the rail junction for Florence (one hour), Lucca and the coast. A car is still recommended to enjoy the countryside, but arrival logistics are the simplest in the region.

From the Pisan countryside the coast is 25–40 minutes away: Marina di Pisa and Tirrenia for the nearest beach day, Versilia to the north and the Etruscan Coast to the south for beaches and clubs of every style. The exact distance is stated on each villa page.
