What we do for your house
Tripcare offers the same services in Umbria as in Tuscany: short-let management, tax and legal compliance, cleaning and linen changeover, garden and olive-grove care, pool maintenance. You can hand over all of them or just some, including for a house that is not rented out.
What the Region requires from holiday-let owners
In Umbria a tourist rental starts with a notice to the municipality’s SUAPE office, which assigns the regional CIR code. Tripcare handles the whole procedure: CIR, the national CIN, the monthly guest-data report on the Turismatica portal, police registration and the flat-rate tax, so the owner never has to.

- 03National identification code (CIN), requested with the CIR from the Ministry of Tourism: it must be displayed outside the building and in every listing.
- 04Guest-flow data sent on Turismatica by the 5th of each month; the deadline is strict.
- 05Registration of every guest with the State Police through Alloggiati Web.
- 06Flat-rate tax (cedolare secca) on rents: 21% for a single property, 26% from the second; from 2026, more than two properties is presumed to be a business.

Do you manage homes across all of Umbria or only near Tuscany?
Across the whole region: from Lake Trasimeno to Orvieto, from Perugia and Assisi to Spoleto, Terni and the Valnerina. The areas closest to our base in Poggibonsi are Lake Trasimeno and Città della Pieve, about an hour and forty minutes by road.
Who looks after my house in Umbria?
The same team that manages our villas in Tuscany, with the same method: on-site visit, photography, listings, guest welcome, cleaning, maintenance and a monthly statement. The response times for your house are written into the proposal before you sign.
What do I need to rent my house to tourists in Umbria?

How much does property management in Umbria cost?

Yes. Owners receive a statement every month and a photo report after every check, and the team speaks English. The house stays looked after all year, including the months without guests.
