Tax and Legal Compliance for Short Lets in Tuscany
It is the part that puts most owners off, and the one that generates most penalties. Letting short-term in Italy carries obligations to the municipality, the police, the regional statistics office and the tax authority — each with its own deadlines.

None of these obligations is complex on its own. The problem is that there are many, with different deadlines, and they vary from one municipality to another: missing one for a few months is normal for a self-managing owner, and expensive.

Who pays the tourist tax?
The guest pays it, but collecting it and remitting it to the municipality is the operator’s responsibility. Every Tuscan municipality sets its own amount per person per night, the maximum number of taxable nights and the exemptions — which is why the figure changes between villages only a few kilometres apart. Tripcare collects, remits and files on the owner’s behalf.
What is the police guest portal and how often must it be filed?
It is the system through which the Italian State Police receive the details of everyone staying in accommodation. Each guest’s document details must be reported within the legal deadline, for every arrival, all year round. It is not optional and does not depend on which portal took the booking.
What is the property identification code?
It is a national code identifying a property used for short lets, and it must appear in listings. Without it, a listing is not compliant. Tripcare applies for it and keeps the registration current.
Does Tripcare replace the accountant?
No. Tripcare handles the operational obligations — municipality, police, statistics, identification code — and prepares revenue and cost figures in an orderly form. The tax return stays with the owner’s accountant, who receives everything ready to use.
