Proximity to the city changes expectations: guests want the pool and the quiet of the hills, but also to be at the Duomo in twenty minutes. That means managing transfers, parking and restricted-zone permits, not just the house. The season is effectively continuous, peaking between April and October with a significant tail over winter holidays, Christmas and New Year. It is the area where dynamic pricing pays off most, because there are rates to set in twelve months of the year rather than six.
