Short-Let Management in Tuscany
Letting a house short-term is not posting a listing and waiting. It is deciding every week what price to sell each night at, on which portals, with what minimum stay — and changing your mind when the market moves.
- Listing creation and optimisation on the main booking portals
- Dynamic rates updated by season, weekday and local events
- Synchronised calendars to prevent double bookings
- Enquiry handling and guest communication
- Cancellation policies, deposits and house rules
- Regular reporting on bookings, revenue, costs and occupancy
The difference between a well-managed house and a self-managed one is rarely the number of bookings: it is the average nightly rate and the empty days between stays. Both only move with continuous work on the calendar.
Frequently asked questions
How much does short-let management cost?
Tripcare works on a percentage of revenue, with no setup cost for the owner: we earn only when the property earns. The percentage depends on the services included and the area; we set it out in the free assessment, before any commitment.
Can the owner still use the house?
Yes. Personal-use periods are blocked on the calendar in advance and are never put on sale on any portal.
Which portals is the property listed on?
The main international short-let portals, with calendars synchronised between them, plus Tripcare’s direct channel. The mix depends on the property type and which audience performs best in that area.
Who sets the prices?
Tripcare proposes them based on seasonality, local events and area performance, and the owner can always approve them. The goal is not to fill the calendar at any cost but to maximise total annual revenue.
