Siena is the one area where we manage two very different markets at once: apartments inside the walls, in a UNESCO historic centre closed to traffic, and farmhouses scattered across the Crete Senesi, the clay-and-ridge landscape south of the city.
What managing a property in this area actually involves
In the centre the problem is not maintenance but logistics: a restricted traffic zone, no parking at the door, stairs and no lift. A check-in in Siena is organised with precise arrival instructions, or it fails. Outside the city the opposite applies: gravel roads, pools, self-contained utilities. The Palio, on 2 July and 16 August, produces two demand spikes unlike anything else in Tuscany and must be priced separately.
How the area works across the year
The historic centre works almost year-round, carried by cultural tourism and short winter stays. The countryside instead follows the classic April–October cycle. The two Palio dates are the highest-rate days of the year and are booked months ahead.
