Property Management in Siena and the Crete Senesi
Tripcare, a luxury villa property-management company in Tuscany, looks after Siena with its own teams. Siena is the one area where we manage two very different markets at once: apartments inside the walls, in a UNESCO historic centre closed to traffic, and farmhouses scattered across the Crete Senesi, the clay-and-ridge landscape south of the city.
What managing a property in this area actually involves
In the centre the problem is not maintenance but logistics: a restricted traffic zone, no parking at the door, stairs and no lift. A check-in in Siena is organised with precise arrival instructions, or it fails. Outside the city the opposite applies: gravel roads, pools, self-contained utilities. The Palio, on 2 July and 16 August, produces two demand spikes unlike anything else in Tuscany and must be priced separately.
How the area works across the year
The historic centre works almost year-round, carried by cultural tourism and short winter stays. The countryside instead follows the classic April–October cycle. The two Palio dates are the highest-rate days of the year and are booked months ahead.
How we work here, in practice
Around Siena the calendar has two extra peaks: 2 July and 16 August, the Palio days, when houses half an hour from the city let for two nights at full rate. The work is running close changeovers without lowering the standard, keeping transfers booked weeks ahead and managing portals with minimum stays that differ from the summer ones.
The rest of the year, the position between Chianti and the Crete allows a longer season than average: April and October sell here.

The Palio and the villa calendar
Tripcare sets the calendar of the houses around Siena on the two fixed Palio dates, 2 July and 16 August: a higher minimum stay in the two weeks, arrival instructions with the city’s traffic closures and the evening return with a driver. The contrade, the ZTL of the centre and the car parks at the walls are in the sheet we give every guest.
Siena is not a city where a villa sits inside the walls: the houses we manage are on the hills around it — Monteriggioni and the Montagnola towards Sovicille, the Sienese Chianti towards Castelnuovo Berardenga, the Crete towards Asciano — a quarter of an hour from the gates. From there the Palio is lived with the race in the square and dinner in the contrada, and the house remains the place to return to when the city celebrates into the night.
Outside the Palio the season is Chianti’s: Easter to October, with Siena also bringing winter weekends for exhibitions and the Santa Maria della Scala. The towns we cover around the city, with the real times from the office, are in the table below.
