Versilia is the Tuscan exception: not hills but sea, and not a long season but a short and very intense one. Forte dei Marmi is the most expensive rental market in the region, with a clientele used to hotel standards and unwilling to wait.
What managing a property in this area actually involves
The villas here are often steps from the beach, with maritime-pine gardens and pools used daily for three months. Salt air attacks fixtures, gates and systems, and maintenance has to be scheduled at the start and end of the season rather than left to chance. Lets are typically monthly or fortnightly rather than weekly, which completely changes the calendar and the rate structure.
How the area works across the year
Everything concentrates between June and September, with August the decisive month for the year’s return. From October to May the houses are largely closed: that is the window for works, draining systems and checking the property on behalf of owners who live elsewhere.
