Can the building block short lets in my apartment?
It depends on the building regulations and how the activity is run: a contractual regulation can set limits, and it is the first thing we read before taking an apartment on. In daily practice, guests properly briefed on hours and waste prevent almost all friction.
How does check-in work in a historic centre with ZTL zones?
With written instructions before arrival — where to leave the car, which camera gate to avoid — and a person waiting for guests at the apartment. No key boxes on a historic door: the in-person welcome is also when the home, the building and the neighbourhood get explained.
Does an apartment earn outside the summer season?
In Tuscan villages and cities, yes — more than a villa: spring and autumn bring travellers without cars, shorter and more frequent stays. Calendar and pricing must be calibrated to this different seasonality — which is exactly what dynamic pricing management is for.
