Managing farmhouses and country estates in Tuscany

Tripcare manages Tuscan farmhouses with everything a farmhouse actually involves: wells and pressure pumps, LPG boilers, septic systems, gravel roads, olives and cypresses to prune. Beautiful, demanding houses where management is mostly scheduled maintenance — and where a supplier who comes “tomorrow” means a ruined stay.

A farmhouse is not a city villa with more land: it is a small self-contained infrastructure. Water comes from a well with its pressure pump, heating from an LPG tank that needs watching before winter, drains end in a septic system that must be emptied before it becomes a problem. Each of these has a right season for maintenance — and a wrong one for failure: August, with a full house.

Then there is the outside: the olive grove to prune and harvest, the lawn that grows weekly in June, the gravel road that needs regrading after two storms. Our maintenance calendar comes from years of farmhouses in Chianti and Val d’Orcia: the work happens in winter and the shoulder seasons, so in summer the house works for you and not the other way round.

Frequently asked questions

Who looks after the olive grove and land of a managed farmhouse?

The land is part of the management plan, not an improvised extra: pruning and harvest in the right seasons, mowing at the frequency the climate demands, local suppliers coordinated by us and re-invoiced at cost. If you produce oil, the harvest is organised around the booking calendar.

The farmhouse is only reachable by gravel road: is that a problem for rentals?

No — if the road is kept in shape and guests know what to expect: we say so in the listing, give precise arrival directions and keep the road maintained with periodic work. A white road is part of a farmhouse’s charm, as long as it is never a surprise.

How do you manage wells, LPG and the septic system during the season?

With scheduled checks before and during the season: LPG levels verified before the cold months and the peaks, well and pressure pump checked at every inspection, emptying planned outside full-occupancy periods. The goal is that guests never even know these systems exist.
