Significant sales in Tuscany take time: months, sometimes years, to meet the right buyer at the right price. In those months the villa costs — maintenance, utilities, garden — and an empty house shows badly exactly when it should shine: stale air, covered pool, tired garden. Bridge management reverses the account: the house pays for itself and arrives at every viewing in cover-photo condition.
Coordination is the delicate point, and we treat it as such: agency viewings are booked into the calendar’s free days, rentals are accepted in windows that never obstruct the sale, and if the house must be freed for a completion the calendar closes with the agreed notice. Selling remains the goal; management serves it, never competes with it.

Frequently asked questions
Won’t short lets get in the way of buyer viewings?
Not if the rules are written first: days reserved for viewings, notice periods agreed with the agency, and the option to refuse bookings that would block important windows. In return, viewers find a living, cared-for house — and a statement proving what it earns: for many buyers that is an argument, not an obstacle.
What happens to the management when the villa sells?
The mandate closes with the agreed notice; bookings beyond the date are handled together with you and the buyer — who often chooses to keep them, inheriting the calendar and the reviews. If the new owner wants to continue with us, the handover is already prepared.
Can rental yield actually help the sale?
Yes: a property with an occupancy history, tidy statements and real reviews presents as a running investment, not a bet. For the buyer who also thinks in yield terms, that dossier is worth as much as the photographs.
